Innovation Through Partnership

Innovation in the 195 District isn’t limited to science and technology. It also means finding new ways to use land, build partnerships and create development opportunities that strengthen Providence. Parcel 41 is a great example of innovation through partnership.

At just 0.29 acres, Parcel 41 is one of the District’s smallest parcels. Located adjacent to the Providence Housing Authority’s Dexter Manor, the site presented challenges as a standalone development opportunity. Instead, the 195 District and Providence Housing Authority (PHA) are working together to unlock the potential of both properties by coordinating development of a new building with the comprehensive rehabilitation of the 291-unit Dexter Manor community.

That collaboration achieved an exciting milestone with the selection of Preservation of Affordable Housing (POAH) as the development partner for both projects. POAH brings extensive experience developing and preserving affordable and mixed-income housing, including a significant presence here in Rhode Island.
Parcel 41 demonstrates what can happen when public partners think creatively and work toward a shared goal. What began as one of the District’s smallest development sites has become part of a much larger opportunity to add housing, reinvest in an existing community and strengthen the connection between the 195 District and its neighbors.
