The 195 District recently celebrated the grand opening of Tandem, a new 61-unit mixed-income residential development that completes the transformation of Parcel 9.
Developed by Pennrose, Tandem includes studio, one-, two- and three-bedroom apartments affordable to a range of income levels with low-income, workforce and market-rate units. Residents have access to amenities including secure bicycle storage, a fitness center, community room, two outdoor roof decks and a shared courtyard with playground connecting the development to City Walk and the surrounding neighborhood.
Together, Tandem and the neighboring Tempo, which opened in 2025, have brought 127 new homes to Parcel 9, along with ground-floor retail, an affordable childcare center operated by Children’s Friend and new public spaces.
The completed development advances the 195 District’s mission to create a vibrant, mixed-use neighborhood where people can live, work and connect in the heart of Providence. Read the full press release here
